Terraced houses make up a huge share of the UK's housing stock, which means scaffolding firms quote for them constantly — but the shared walls and tight street frontage that define a terrace also shape the price in ways a detached house doesn't run into.
Typical price range
Most terraced house jobs land somewhere between £600 and £2,500. Where you fall in that range depends heavily on the job:
| Job type | Typical cost |
|---|---|
| Chimney repair (rear access scaffold) | £450 – £900 |
| Full front elevation (painting/render) | £700 – £1,400 |
| Full re-roof (front and rear) | £1,200 – £2,500 |
Why terraces have their own quirks
Two things come up again and again with terraced properties:
- No side access. Scaffolders often can't get materials round the back without going through the house or over next door — which sometimes means a costlier rear scaffold erected from a shared alleyway, or written permission from a neighbour to cross their garden.
- Pavement licences. Because terraces sit close to the road, front scaffolding frequently needs to project over the pavement. That means a council licence, which typically adds a separate fee and a few days' lead time for approval.
Shared walls and party wall agreements
If your scaffold needs to tie into or rest against a shared party wall, your scaffolder should flag whether a party wall agreement with your neighbour is needed. This isn't always required for scaffolding alone, but it's worth raising early — sorting it out after the scaffold is already up is the expensive way to do it.
Getting the best price
The single most effective way to reduce cost on a terrace job is to bundle work. If you know you'll need re-pointing this year and a repaint next year, doing both while the scaffold is already up saves an entire second erection and dismantle fee. Ask your scaffolder directly whether they'll hold the scaffold for a follow-on trade at a reduced rate.
